What is "Assist-to-Own"?

Assist-to-Own is a down payment assistance program designed to make homeownership more accessible. The program provides combined assistance for down payments and closing costs up to 5.5% of your total mortgage loan.

Here’s how it breaks down:​

  • Deferred Second Mortgage: You'll receive 3.5% of your first mortgage amount as a second mortgage. This loan is interest-free—meaning it accrues no interest and requires no monthly payments. It's only repayable when you sell or refinance your home.
  • Gift Funds: Additionally, you can receive up to 2% of the mortgage amount as a gift, not a loan, which doesn’t need to be repaid.​

  • Flexibility: The program isn’t limited to first-time homebuyers, opening the door to many who are looking to step into a new home or upgrade from their current one.
  • Various Eligible Properties: Whether you're eyeing a single-family home, a condo, or a townhouse, this program has you covered. It applies to primary residences, including 1-4 unit residences, condominiums, and townhomes.​
  • Multiple Loan Options: Compatible with several types of mortgage loans including FHA, VA, USDA, and Conventional mortgages, giving you the freedom to choose the best fit for your financial situation.
  • Accessible Requirements: The program comes with feasible qualifications—minimum FICO score of 640 and a maximum debt-to-income ratio (DTI) of 50%.
