👉What is this Middle-Income Down Payment Grant Program?

The Middle-Income Down Payment Assistance program helps middle-income families and individuals overcome the financial barriers of down payments and closing costs.

With rising home prices and interest rates, this program aims to make homeownership more accessible.

👉How it works:

  • Funding: The program has a $20 million available for 2024.
  • Grants: Eligible homebuyers can receive a matching grant of up to $50,000.
  • Contribution: You must contribute at least $10,000 towards your down payment, which can come from savings or gifted funds to receive the grant.


👉Who is eligible?

  • First-Time Homebuyer: You must be a first-time homebuyer as defined by HUD (someone who has not owned a home in the past three years).
  • Income Requirements: Your household income should be between 80.01% and 140% of the Area Median Income (AMI), adjusted for the size of your household and the location of the property. 
  • Education: Complete a homebuyer counseling program to qualify.
  • Primary Residence: You must purchase an eligible property in Arizona, California, or Nevada. Eligible properties include single-family homes, condos, cooperative housing, manufactured homes, and housing with two to four units with at least one owner-occupied unit.
  • Escrow: You need to open escrow on a home purchase and schedule closing within 60 days before the Bank member requests program funds.


⭐Steps to Apply


Step 1 - Check Your Eligibility:
Make sure you meet the income and first-time homebuyer requirements. Income limits are up to 140% of the Area Median Income (AMI). Click here to view the income limits.

Once on that page, find your family size and look for the line referring to 50% of the AMI. Multiply that number by 2.8 and that is your maximum allowable income.


Step 2 - Find a Participating Bank:
Click here to take a look at the list of banks who are participating in the program.

Reach out to the banks to confirm their participation in the region or county you are looking to purchase in.

Once you find a bank that is willing to loan in your preferred location, it's time to get the loan process moving forward.

Step 3 - Get Preapproved:
Contact the bank to get preapproved for your mortgage. If one bank says you don’t qualify, consider reaching out to another bank as each has different criteria.

Step 4 - Enter Escrow:
Once preapproved, find a home and enter escrow. Ensure your escrow closing is scheduled within 60 days to secure the grant funds.

Step 5 - Reserve Funds:
Work with your lender to reserve the grant funds as you move through escrow. You should know within 7-10 days if the funds have been reserved for you.

Step 6 - Complete the Purchase:
Finalize your home purchase and utilize the $50,000 grant for your down payment and closing costs.
