Are you eyeing the $50,000 Middle Income Grant to help you buy your first home? This grant, offered through the San Francisco Federal Home Loan Bank, is an incredible opportunity, but there are some key details you need to know to take advantage of it.

What’s the Deal with the Grant?

This grant is provided by the San Francisco Federal Home Loan Bank, the same organization behind the WISH program. Typically, many member banks allow outside lenders, like myself, to access these assistance funds. But this time, things are a bit different. The funds are extremely limited and expected to go quickly. Plus, none of the banks I’ve contacted are willing to release these funds unless they are also handling the first mortgage loan.

Geographic Restrictions and Bank Limits

How to Approach This

  • Direct Contact: You need to get in touch with someone at these banks to confirm if they lend in your area and to obtain preapproval.
  • Match Regions: Try to find banks with the same region name as yours, though this isn’t always a guarantee. 
  • Start with Familiar Banks: If you see a bank on the list that you already do business with, start there.

The Challenge of Limited Grants

There are only 400 grants available for all of California and Nevada. Each bank can utilize no more than 40 grants. So even if you find a bank that works in your area, if they’ve already issued their 40 grants, you won’t be able to use them, even if some of the 400 grants are still available.

Timing is Everything

Another crucial point is that funds cannot be reserved until you are in escrow to purchase a home, with the escrow closing scheduled to occur within the next 60 days. This means timing is everything—you need to be ready to move quickly once you find a home and get into escrow.
