📅Updates expected by October 2025. In the meantime, we strongly advise for you to:
The newly approved California state budget is allocating $300 million for the return of the California Dream for All Program. This is more than what was released in 2024, so we are excited to help ever more families become homeowners with this great program.
This California Dream for All Shared Appreciation Program is for you if:
• You are a first‑time home‑buyer (no ownership in last 3 yrs)
• You are a first‑generation buyer (parents haven’t owned)
• You’ll live in the home (CA primary residence)
• Your income is under the county limit
• You have 660+ credit and manageable debt
🔹You buy a home for $500,000
🔹CalHFA provides $100,000 (20%) as a second loan
🔹You sell the home for $700,000
🔹You repay the original $100,000 plus a portion of the $200,000 appreciation
Since funding is limited, they’ve created a lottery system to give everyone a fair shot at applying.
Here’s how to get your name in the drawing:
📌 Step 1: Watch for the Application Window
CalHFA will announce when the lottery opens—expected by October 2025.
It will only be open for a short time, so don’t miss it! Click here to join our mailing list for updates.
📌 Step 2: Work with a CalHFA-Approved Lender
You can’t enter the lottery on your own—it must be done through a CalHFA-approved lender. Good news: my team and I are fully approved and ready to help! The sooner we get you pre-approved, the faster we can submit your application once the window opens. Don’t wait, starting now gives you the best shot.
📌 Step 3: Lottery Drawing
CalHFA randomly selects qualified applicants from the pool of entries.
📌 Step 4: Selected Applicants Are Notified
If you’re chosen, you’ll receive instructions on securing a mortgage and finalizing
your home purchase.
📌 Step 5: Funding Is Allocated Until It Runs Out
Lottery winners get funding on a first-come, first-served basis until the program reaches its funding limit.
Once the lottery closes, CalHFA randomly picks applicants from the pool—everyone has an equal shot, no matter when they applied during the window. If you're selected, you'll be contacted
by email or phone.
